We’ve been there. In 2022, we had just acquired our third rental property… and self-management was getting harder. We had three unique properties – a single family home in TX, a house-hacked quad in CO, and a 26-unit apartment building in KY – and we knew we needed help.
We couldn’t find a manager in TX in the meager budget of the single-home. We found a small team to manage the quad in CO… but they quit 6 months later, claiming it was “too much work for too small returns”. Every replacement we interviewed said the property was too small or too big for them. The full-scale property managers in KY seemed great… until they started stealing money, lying about repair work, then skipped town with 6+ month’s of our rental income.
In short, our experience with property managers was… a nightmare.
We realized many private owners suffer from this “goldilocks gap” in the property management marketplace – “this one’s too small… this one’s too big… this one’s too hard… this one’s too basic…” We needed a solution that was “just right” for us… but it was nowhere to be found.

After years perfecting processes and practices needed in managing her own properties, she created Hilltop to help give new and small-scale property owners the kind of support, guidance, and best-practices she wished she had from the start.
